Changes to the Energy Performance Certificate

Changes to EPC Regulations from the 1st April 2018

Currently, in the majority of cases it is a legal requirement that any property being marketed for sale or to let must have a valid Energy Performance Certificate. The responsibility falls on the owner of the property to obtain the Certificate. The changes to the EPC Regulations will make it illegal to let residential or commercial properties with an EPC Rating of “F” or “G”, the lowest grades of energy efficiency.

It is anticipated that these changes will affect older buildings that have not had recent work done that will have increased its energy efficiency standards. If you intend to either sell or let your property and you are concerned that either:

You do not have an Energy Performance Certificate already; or
You have an Energy Performance Certificate but it has a rating of F or G
