A property chain is a common term used for a group of buyers and sellers that are linked together because their purchase or sale depends on others. For example, Joe is purchasing a house and has had his offer accepted. However, Joe must first sell his own flat to raise capital for this purchase. Mark and Sally have agreed to purchase Joe's flat, however, Mark and Sally must also sell their bungalow to raise capital to purchase Joe's flat.
The longer the chain, the more likely it is that something can go wrong. When this happens, the purchase or sale of a property may fall through.
You must pay Land Transaction Tax (Wales) or Stamp Duty Land Tax (England & Northern Ireland) if you buy a property or land over a certain price.

Your solicitor will apply for searches on your behalf. These cost between £300-400 depending on what searches are required for your property type. Normally your solicitor will ask for these fees from you up front to get the process going. The searches can take some time to come back.
The main searches applied for are:
- Local Authority search – planning, building control, highway and pollution issues
- Environmental search – flooding, landslide, subsidence, contamination issues
- Water and drainage search – this will show whether it is connected to a public water supply, its location and whether the supply is metered or rateable, and who owns and maintains the sewers, drains and piping.
- Flooding search – provides a flood risk report
- Chancel search – Checks if a property is liable for the cost of repairs for the local parish church.
- Title searches – the title register will show any charges or debts against the property, details of any rights of way and the title plan will show the property boundaries.
The searches can take anything from 6-10 weeks. The Local Authority search tends to take the longest to receive back.
Once the searches are received, we will discuss the results with you and explain what they might mean for your new purchase.
The conveyancing process can take a number of weeks to complete and is dependent on various factors but, as a guideline, it can take anything between 8 -12 weeks.
Here are some examples that may cause delay to the process:
- Being in a property chain – if a person in a property chain experiences problems or pulls out at a late stage in the process it can cause delay to the other parties in the chain.
- Bad survey report – extra time might be needed for re-negotiation and further expert advice following a bad survey result.
- Mortgage Offer – sometimes there may be issues in obtaining a mortgage on a particular property or that a mortgage offer has expired and needs reapplying for.
- Searches – some searches take longer than others to come back.
- Delay in receiving paperwork for whatever reason.
Remember until exchange of contracts you are not legally bound to the property purchase or sale and can change your mind.
